Positive market fundamentals: Student housing is an asset class with strong annual rent growth underpinned by structural undersupply in Southern Europe., rising expenditure on education, rising national mobility of students, and counter cyclical demand.
Affordable product offering: MiCampus offers a mid-market price point, attracting a deep and sticky domestic customer base and driving occupancy (~95%) and retention rates (~40%).
Immediate scale: Recapitalisation of 46 student accommodation properties with ~9,200 beds, 38 are yielding assets representing ~7,500 beds and 8 are properties to be acquired through forward purchase agreements representing ~1,600 beds.
Compelling sustainability credentials: The Fund will be classified as an art.8 under SFDR and will be targeting net zero carbon emissions by 2040 with full participation in GRESB
